This island is Residential, Very Low Commercial ( 1 shop is allowed, it has to be small, Housing with a partial shop is allowed, just a shop is not!). Clubs are not allowed in this region to keep the island clear of lost visitors! We respect the peace on the island! PLEASE READ AND MAKE SURE YOU UNDERSTAND THIS AGREEMENT /COVENANT BEFORE YOU PURCHASE THIS LAND IMPORTANT< Read Section: Land #1. Buildings and Structures: #1 No eyesores. This includes: Cubic buildings, ugly textures, large prim walls, over sized items. If other residents of the island complain about your structure then you will be asked to remove or redesign it. #2No high rise structures at beach side. Also keep buildings back from the beach to preserve the coast line. #3 No obstructive signs, billboards/adverts, rude and offensive pictures or rotating prims. Land: #1 You may sell your land, You may not sell devided land. (For example: You buy 6144 sq metre, and have this devided into 3x 2048 sq metre, you can not sell it as 3 x 2048 sq metre) If you chose to resell your land and it's devided, Contact your land manager and they will JOIN the land back together so you can sell the land as a whole. #2. Use of the land tools access restriction (red ban lines) is not permitted, except for the ban facility or parcels meeting the corner 4096's. These parcel owners need to have the room to move around freely so they would not be locked on their land. Please use a security orb instead. You can controll the bann list, but no acces list. That works just as fine and wont give you the feeling as if you were living in a jail. General: #1 Please keep the peace on the island. Be friendly to neighbours and guests. Harassing Residents or Newfound Land Staff will result in a permanent ban from the Islands. If you feel harassed or you wish to complain please seek the attention of the Manager. IM pods are installed at each islands Tier Shop. #2 Security Orb are permitted, but the following applys. (Estate Owner and Land Managers of this island) are to be added to the list so routine checks, tier checking and other maintenance can be carried out. (check at the Tier shop, "IM POD" for the landmanager in question). * Land Managers. Go to the tier shop and IM the IM pod. for questions! Information: If you have purchased the land off of someone else other then Newfound Land Staff, please tell the islands Land Manager by IM you are the new owner. Stating which island you bought the land and who you purchased the land from. You will take over the remaining Tier days left from the Resident before you. When you bought new land so are a new resident, Contact Jonathan Sivocci, Then he will set the tier box to your name, if you don't do that, you will be asked to pay for another resident. Now you can pay without a problem but you might feel better if the box is set to your name. Land Tiers are as follows: 2048 Sq Meter - L$ 1312 / Weekly (30% Prim Bonus) 4096 Sq Meter - L$ 2625 / Weekly (30% Prim Bonus) Each plot of land is assigned with a number. This is backed up on a blueprint (design of island stored on the Newfound Land Staff computer). Once purchased, Search the island name in search under all and Teleport to the Island Tier Shop. Once there you will see the tier box/s corresponding to your plots number. For example: you purchase a plot Numbered 15, you pay your tier to box number 15. If you purchase more then one plot then you pay two tier boxes. For example plots 15 and 24, you pay boxes 15 and 24. Monthly tiers go through linden dollars. After your first monthly (4 week) tier, you have the option to pay tiers "weekly" or "multiple weeks". You will be given a warning/reminder if your tier days are 5 or less remaining. If the tier box ejects you then your land will be reclaimed and your objects will be returned to inventory, don’t let this happen. IF you would like your land back, you must inform the land manager within 24hrs of the land being reclaimed. A fee of 1000L per 1024sq will be required. IMPORTANT: NOTE: If you want your bought lots divided into smaller plots, contact the Land Manager. If you chose to resell the land, and you have the land you bought divided, ask your Land Manager, to Join the Divided parts, you can resell your land, to anyone at any price. Please remember if you have bought 4096 for example and it's divided into 4x 1024sq, you can not sell 4x 1024, when you sell you have to join the parcels back as how you bought it. Tier prices are STATIC - This means they will not be raised in the future (unless Lindenlabs raises grandfathered tiers) No tier refund if you decide to sell the land on to someone else. We do not buy back land! But we will help you sell your land. If you wish to resell your land and need help. contact one of our employees! SHOULD THERE BE ANY MAJOR UPDATES THAT AFFECT THE ISLAND RESIDENTS OR MAJOR CHANGES TO THE COVENANT WE WILL GIVE NOTICE OF THE CHANGES TO ALL CURRENT LAND OWNERS.
